Although not an assessment, we touched on non-consent buildings - Light Timber Models with a footprint less than 10sqm. I have a big interest in small spaces, and came up with variations of a single 10sqm meter design, that is visually effective, while also manageable to construct.

This design would make for a great guest room or office, having the privacy of being detached from the existing dwelling, and creates extra space and property value. - "This exemption covers the construction of small buildings such as garden sheds, cabins or sleepouts." -NZ Building Act 2004

01. FOLD-DOWN DECK   The feature of this variation is the large front door/wall that folds down to create a usable indoor-outdoor space that makes the modest 10sqm feel much more open and generous.   This 'Glamping' style design provides the perfect addition of space to accomodate guests in style.

02. IN-SET ENTRACNE    I fell in love with the in-set entrance and the unique architectural flare it give the design. However it does start to eat-in to the internal floor space, which is small as it is, though still provides enough space to comfortably fit a studio/office, or double bed + clothes rack.

MEZZANINE STUDIO   With my younger 11 year old brother in mind, I have varied the concept to become the dream room of any child, where they have their own dedicated space being detached from the family home. The entrance door/deck height is slightly lower than the other two variations, creating privacy for the sleeping space on the mezzanine floor above.

02.   Likely the most cost-effective variation of the three, having a simple, black aluminium sliding/bi-fold door frame. This creates a clean entrance to the space, while adding interest to a very modest timber 'box'.

03.   When the main door is closed, the lower half of the design becomes like a movie room for kids to relax in. when the door is open, it creates an open, light 'play area' to move in and around. The high windows on the mezzanine floor promote clean air-flow, and provide views from bed.
